REAL ESTATE:
Another Point of View

If you haven’t already purchased a home, you should have saved
enough to make a down payment, and your income should be high
enough to maintain a mortgage. Owning real estate is often appealing to
those in their 40s and 50s because the deductions from mortgage
interest and property taxes produce significant tax savings.

Everyone’s Money Book on Real Estate’ offers guidance on what size mortgage
you would qualify for and the best kind of mortgage to obtain, depending
on your financial situation.

If you rent, use any cash that would normally be applied to home
ownership costs to build up your stock, bond, and mutual fund portfolio.
You do not generate home ownership tax deductions, but renting may
give you the excess cash to fund your retirement.

If you already own a home, you may be in a position to invest in rental
real estate, which—if it generates positive cash flow—can provide a
regular source of income in retirement.

CREDIT:
What Exactly Is Good Credit?

============================================
A solid credit rating is an extremely valuable tool in creating
wealth. If your rating is good now, do your best to keep it that
way.

On the other hand, if you are one of the many individuals who
have experienced serious credit reversals for a variety of reasons,
remember that is never too late to rebuild and re-establish your
credit.

The key is to emulate successful people who have also experienced
down times, and make a commitment to rebuild and move on. If
you have experienced credit challenges, follow the example of
those who have triumphed by continuing on and making a new
plan.

Use this report and the tips included to help you take control of
your credit obligations, increase your wealth, cut your taxes and
buy what you need when you need it without paying a king’s
ransom in interest.

Combined with the tips, techniques and action strategies included
in the other sections of this report, you can learn how to micro-
manage your funds so that your money multiplies itself.

Read on and reap the financial rewards!

CREDIT:
What Exactly Is Good Credit?

If you have paid your bills on time over the last few years, you
should have established a solid credit record that allows you to
borrow as much as you need. However, if you have consistently
fallen behind in your payments or have defaulted on a loan, your
poor credit record will hinder you from borrowing.

While in your 40s and 50s, borrow less than you did in your 20s
and 30s,when you established your first home. Your biggest loans,
other than a mortgage, will probably be to finance your children’s
college education. Instead of taking on a loan to buy a new car,
consider leasing. If you run into a cash squeeze, you might need to
borrow against your employee benefits plans or life insurance
policies.

As you move into your late 50s, pay off far more debt than you
take on. Aim to pay off most or all your debt—except, perhaps,
your mortgage—by the time you retire. If you remain heavily in
debt at this stage of life, reexamine your budget, and cut back on
spending to bring expenses in line with income.
